Access Statement for Foxes Earth Bed and Breakfast

Introduction

Pat and Keith offer you a warm welcome at Foxes Earth Bed & Breakfast, a detached family home in the Parish of Boughton Malherbe in the heart of the Weald of Kent. Foxes Earth has been accredited with 4 Stars and a Silver Award by Visit Britain Quality in Tourism. Having only three guest rooms, we offer a friendly service with particular attention to detail, which makes for a more enjoyable stay. Grafty Green is located 8 miles from Maidstone, 12 miles from Ashford and lies between the historic villages of Lenham and Headcorn which are both 10 minutes drive away. We are 5 minutes drive from Chilston Park, a popular wedding venue. Eurotunnel, Dover and Folkestone Ferry Ports are just 30-40 minutes drive from Foxes Earth. Leeds castle (The Most Beautiful castle in The World) is 15 minutes away. Sissinghurst Castle is 20 minutes drive from us through several beautiful villages including Biddenden.

Grafty Green has a shop/Post Office for everyday needs and boasts two fine 16th Century Inns, plus within a short driving distance, numerous other pubs and restaurants.

If walking is your passion, we are ideally situated for the Greensand Way and Pilgrims Way trails, plus many other public footpaths across the beautiful Kent countryside. Cyclists can enjoy an abundance of country lanes with many ordnance survey cycle routes starting nearby (dry cycle storage is available).

Pre-Arrival

• A daily Bus to Maidstone leaves 3 times a day. Bus Stop is to the left of Foxes Earth, 8 miles in total
• Nearest town is Maidstone, 8 miles, Ashford 12 miles
• Pickup service is available from Lenham or Headcorn Railway Stations upon request
• There is a shop mobility scheme in Maidstone
• The nearest equipment hire shop is Maidstone
• Local Taxi service from Headcorn Railway Station
• WI FI is available
• Blind and partially sighted guests should be accompanied by a guest with sight

Arrival & Car Parking Facilities

• Ample, gated, off street car parking is available for guests
• The driveway is block paving and lawn
• The main door has a bell function to alert us
• The car parking area is well lit
• The drive is straight level and smooth

Main Entrance, Reception & Ticketing Area

• Foxes Earth is accessed via the main door from the front driveway
• There is one step up into the porch
• All rooms have keys for guests security
• Main door is side hung, porch is well lit
• Arrival times not before 4pm unless previously arranged
• We cannot accommodate Dogs/Animals as we have a resident cat
• There is a wooden stair case to the upper bedrooms

Public Areas - Hall, Stairs, Landing, Corridors etc

• Entrance hall floors are wooden
• Ground floor bedroom is accessed off the main hall
• Private bathroom is accessed off the main hall, a few paces from the ground floor bedroom
• Staircase to upper floor is off the main hall, which leads to a double en-suite room, and a twin room which also makes up the family room

Public Areas - Sitting room, lounges, lobbies etc

• The Guest lounge is located to the right of the main door; lounge has carpet, two sofas, plus several chairs
• There is tourist information for in and around Kent in the guest lounge

Dining Room

• Guest's dining room is located through the guest lounge, carpeted throughout
• There is strictly no smoking within Foxes Earth
• Should guests wish to smoke, there is a picnic table and ash tray at the front of the house

Laundry

• Laundry service is available on request, please ask for prices

Shop / Public Telephone Box

• Grafty Green has a local Post Office/Shop for your everyday needs, daily papers have to be ordered the previous day and are payable at the Post Office
• The shop is located 50 yards from Foxes Earth
• A Public Telephone box is located in front of the Post Office

Outdoor Facilities

• A picnic table is provided at the front of the house on the lawned area
• There are several Public Footpaths close to Foxes Earth
• A good variety of Restaurants are located within 5 miles of Foxes Earth

Conference & Meeting Rooms, Banqueting

• There are no Conference Banqueting or Meeting rooms at Foxes Earth, but the guest lounge could be used if necessary

Clubs & Entertainment

• There are Clubs, a Cinema and other entertainment in Maidstone & Ashford
• Grafty Green has two Pubs both within walking distance, one serves fish & chips on a Friday, the other has a very good Restaurant all week

Bedrooms & Sleeping Areas

• The ground floor bedroom is suitable for wheel chair access
• The Fire/Smoke alarms are audible and have flashing lights, also a night light in the hallway will be lit after dark
• In case of a Fire, guests will be alerted by a piercing audible sound from the smoke alarms, plus a manual bell, up and down stairs
• All rooms have a remote controlled flat screen TV, DVD function all with Teletext and FreeView with limited Satellite programmes
• Ground floor bedroom is located just off the hallway, fully carpeted, with King size bed and duvet. There are Tea/Coffee making facilities, one bedside table each side of the bed with lamps and clock radio, ample wardrobe/coat hangers with full length mirror, and suitcase rack, one easy chair, the bedroom door is lockable. The window opens in, and has net curtains which can be pulled across if necessary, plus green main curtains. Shaver adaptor plug in drawer with hairdryer
• On the upper floor is a large double room carpeted throughout, with super King-size bed and duvet. There are Tea/Coffee making facilities, a bedside table each side of the bed with lamps and clock radio, ample wardrobe space with coat hangers and full length mirror, chest of drawers with vanity mirror, suitcase rack, two easy chairs, the bedroom door is lockable. The window opens in, and has main curtains

Bathroom, Shower-room & WC (Ensuite or Shared)

• The tiled ground floor private bathroom is a few paces from the room, but is only for the use of guests in the ground floor bedroom
• There is a 25cm step up into the shower which measures 750 x750, has a thermostatic shower
• The toilet has a hand flush and soft shutting toilet seat and lid
• The large upstairs en-suite tiled bathroom serves both the large double room and the twin room on an individual basis or as a whole when used as a family room
• The bathroom shower measures 1000 x 750, it has a wash basin and hand flush toilet with soft shutting seat and lid
• Both bathrooms contain Moulton Brown products i.e. body wash, hand wash, shampoo and conditioner

Future Plans

• Within the next 12 months, we are planning on adding en-suite facilities to the ground floor bedroom
